What We Do AOF/Pacific Affordable Housing Corp. (“AOF/Pacific” or “the Corporation") was incorporated in 1997 as a nonprofit corporation organized under the laws of the State of California. It is a subordinate of The American Opportunity Foundation, Inc. (“AOF”), a Georgia nonprofit corporation which is exempt from federal taxation under Section 501(c)(3) of the Internal Revenue Code (“the Code”). AOF has received a group exemption as a central organization whose subordinates are recognized as exempt from federal taxation under Section 501(c)(3) of the Code. The Corporation, which has no stockholders and is governed by a board of trustees, was organized to acquire, rehabilitate, sell, or operate affordable housing for moderate to low-income, elderly, and/or mentally or physically challenged persons or families.
AOF/Pacific
is the Managing General Partner in over 40 limited partnerships or LLC's established to acquire, develop, rehabilitate, and operate apartment complexes for seniors and moderate to low income persons or families. These apartment complexes are located in California, Oregon, and Washington State. Some of these partnerships have received contributions from city agencies to facilitate the acquisition of land and/or the construction of the projects. AOF/Pacific has also obtained grants from various cities whereby the proceeds of such grants were used to acquire property which we then contributed to the limited partnerships.
The Corporation also provides quality affordable housing to the public by the construction of single family affordable housing or the acquisition and rehabilitation of existing single family housing. The Corporation has performed over 120 acquisitions, rehabilitations, and sales of one-four unit housing using FHA 203(k) acquisition and rehabilitation loans or look alike conventional loans. We have long-standing working relationships with companies in various industries including construction, marketing, and sales which allow us to bring a wealth of knowledge and expertise to each of our projects. The majority of these homes have been in the Southern California City revitalization areas of Los Angeles, Compton, Long Beach, Santa Ana, Rialto, Fontana, and Ontario. Approximately ninety percent of these homes were sold to families making 115% or less of the area median income adjusted for family size. We also have contacts within the communities that provide the buyer with a first-time homeowner training course and we provide a one-year home warranty plan.
